Responsibilities
As an Operations Manager, you will directly assist the Regional Managers and the Director of Property Management in the day-to-day operations of the residential portfolio. In a given day, your tasks may include:
- Updates and maintains department reports.
- Stays abreast of new property openings and takeovers.
- Manages transitions related to property sales and takeovers.
- Completes new opening checklist for new properties and ensures onboarding is smooth and in compliance with Core Living Standards.
- Manages the assignment and distribution of company issued cell phones and tablets.
- Ensures service and support provided by the team is consistent across portfolio through review and improvement of existing processes.
- Supports the overall organization in process improvement, systems implementation, and operational efficiency measures.
- Provides ongoing support to site staff after the successful implementation of new business processes and/or software products.
- Manages system integration, utilization, and data integrity (Blue Moon, Yardi, Aspire, RENTCafe, Call Connect).
- Creates policies, procedures, and SOPs; updates accordingly.
- Communicates best practices, policies, project progress, timelines, and deadlines.
- Provide mentorship and leadership to the Operations Specialist.
- Coordinates and prepares for PM meetings.
- Assists Regional Managers and Director of Property Management with special projects.
- Ensures compliance with company policy, real estate law and state/federal guidelines.
- Assist with the coordination of annual inspections on roofs, building, elevators and exteriors of properties.
- Assist with new and ongoing company-wide contracts.
- Fill open positions as needed and assist in hiring and training new staff.
- Out of state travel required on an as-needed basis.
- Other duties as assigned.

Requirements:
- 5+ years prior onsite experience; Property Manager level experience or above
- Bachelor’s degree preferred
- High school diploma or GED
- Strong interpersonal, oral and written communication skills
- Computer skills: Microsoft Word, Excel, One Note, Outlook, Power Point, and Adobe Acrobat
- Knowledge of Yardi and other Property Management software strongly preferred
- Exceptional communication skills and ability to interact with wide range of people
- Must be organized, detail oriented and have good time management skills
- Ability to work a flexible schedule, understanding that your scheduled workdays may vary according to staffing and company needs
