Williams & Rowe Co Looking for Estimating & Pre-Construction Manager at Jacksonville, FL Full Time

We are currently seeking an experienced Estimating & Pre-Construction Manager professional to join our team. This role is responsible for overseeing the planning design and construction document phases of a variety of commercial and industrial projects. The Estimating & Pre-Construction Manager will be expected to offer input as well as real-time feedback as to the design efficiencies and cost implications related to choices and options in the design of the projects, and in the selection of appropriate product type, materials, assemblies, systems and finishes. This position will work from our Jacksonville, Florida home office and will report to the COO. This position will oversee the Estimating and Pre-Construction Department, assist in hiring, determining processes and programs used.

• Oversee the preparation and updating of schedules for the issuance of construction cost estimates, the preparation of the construction documents, the issuance of site logistics and the construction of the project.
• Responsible for participating in providing both conceptual and detailed construction cost estimates and budgets
• Responsible for coordinating bid process and bid submission on prospective projects
• Communicates with Construction COO, Vice President and Project Manager on project design, pricing models, forecasting, trends and issues
• Coordinate the assembling and distribution of bid packages
• Form relationships with current and new subcontractors, owners, brokers, and clients
• Identify areas of concern and creatively price challenging projects to ensure we offer our clients the best value for their construction dollar
• Assemble a complete presentation-worthy estimate package that clearly communicates project cost
• Collaborate with project team to establish the necessary staffing and project requirements
• Ability to prepare detailed instructions to bidders, trade specific clarifications and comprehensive bid packages.
• Participate and often lead the preparation and presentation of cost / budget information to the customer/owner
• Provide innovative solutions to complex issues as they arise related to cost, lead-times, trade partners, and/or specified products or materials
• Develop RFI’s and clarifications and ensure adequate subcontractor coverage
• Acts as a resource for project management by providing cost information and developing cost estimates for changes in the work, during different construction phases.
• Ensure that the estimating process runs smoothly and efficiently and client expectations are exceeded
• Build relationships to understand client, designer and subcontractor needs and expectations
• Periodically participate in business development activities, presentations and interviews
• Keeps abreast of new construction technologies and products in the industry
• Perform additional assignments and assume additional responsibilities as needed

Requirements:

We are looking for a flexible, detail-oriented team player with the ability to manage multiple tasks, produce quality work, and consistently meet deadlines. The successful candidate will possess:

• Bachelor degree in construction management, architecture or civil engineering
• 5+ years of experience in pre-construction and estimating of commercial and industrial buildings
• 3 years experience in commercial construction as an Estimator
• Proven track record of winning profitable projects in a competitive bid environment
• Must have experience with the bidding process: soliciting bids, communicating with the bidders, evaluating subcontractor proposals, using bid tally sheets, etc.
• Knowledge of construction practices and procedures, scheduling and safety standards and programs
• Must be able to work independently and manage multiple tasks in a fast pace environment
• Must be able to recommend creative, innovative and cost saving solutions to projects
• Ability to identify, adapt to, and resolve complex issues
• Strong written and verbal communication skills as well as detail orientated
• Possess strong mathematical and computer skills
• Proficiency with all MS Office products (Word, Excel), prior use of RedTeam, smart sheet, Takeoff and sage estimating a plus
• Strong time management and organizational skills
• Ability to breakdown construction operations into a logical sequence of activities
• Must be eligible to work in the US and have a valid drivers license
• Pre-employment background screening (criminal, drug screen and DMV) is required for all positions
